Sunlight Development is our Montana-based Limited Liability Partnership set up to assist in Real Estate development projects. Sunlight Development will provide financial assistance to certain projects that show creative development ideas but lack necessary funding.

This partnership will also purchase properties from a client or participate as a partner in development. Land and subdivisions related to these developments are our primary function. However, we have done commercial building construction, residential home construction and all phases of subdivision development.

Montana Recreational Home

Starting construction in May 2008 and completing in October 2008. Vacation home near Montana's Georgetown Lake, Discovery Basin Ski Area, and the Anaconda-Pintler Wilderness Area.

New rustic 3 bedroom, two bath home on the main floor. Full basement with additional bedroom and full bathroom. An attached oversized garage will provide ample space for storage and toys. Year-round access provided by Elk Meadows Road, a county-maintained road. This private home offers nice decks with scenic views and is situated behind the Brown Derby restaurant. Some Current Subdivision Projects Under Way

Vigilante Estates Subdivision

A 46 lot rural residential subdivision approximately 2 miles from the community of Butte. Individual drilled wells and on-site septic systems service the lots. Lot sizes range from 3 acres to 11 acres, more or less.

In February of 2005 we filed three minor subdivision plats on the Vigilante Subdivision containing a total of 15 lots. These were the first lots available in this planned development. Of these available parcels, 13 have been sold. Prices are in the neighborhood of $10,000 to $12,000 per acre. These prices are subject to change without notice and are based on Seller instructions.

Another 31 parcels of the Vigilante Subdivision have currently been approved by the Department of Environmental Quality. Parcels offer spectacular views with a nice ranchette feel. They are selling fast.

RML Commercial Development

This development consists of ten light industrial commercial lots just west of the Wal-Mart store in the south Butte area. New streets to accommodate commercial trucking were designed with necessary drainage systems, sewer and water extensions, and curb and gutters. Currently the site consists of two commercial buildings. The Bugs and Bullets building, which is a retail sporting goods store, was the first building constructed. Also, a commercial condominium complex was completed in December of 2007. This building offers local businesses on option to rent or purchase commercial condo space for their operations.

Hillcrest Major Subdivision

This is a ten lot residential subdivision for mid-range stick built housing. We designed public sewer and water and new streets with concrete curb and gutter for this project. There are currently three new homes on the site with three model homes under construction in this development.

Wraith Hill Recreational Development

This site is currently being developed for 11 residential lots near Silver Lake and Georgetown Lake west of Anaconda, MT. These lots will range in size from 2 acres to 3 acres. The site was originally a ski hill known as Wraith Hill. Each lot will be serviced by individual septic systems and wells. This subdivision includes a park with some historic structures from the old ski hill. These lots are only minutes away from the popular recreation areas of Georgetown Lake and Discovery Basin Ski Area.
