Sunlight Development is our Montana-based Limited Liability Partnership set up to assist in Real Estate development projects. Sunlight Development will provide financial assistance to certain projects that show creative development ideas but lack necessary funding.
This partnership will also purchase properties from a client or participate as a partner in development. Land and subdivisions related to these developments are our primary function. However, we have done commercial building construction, residential home construction and all phases of subdivision development.

Montana Recreational Home
Starting construction in May 2008 and completing in October 2008. Vacation home near Montana's Georgetown Lake, Discovery Basin Ski Area, and the Anaconda-Pintler Wilderness Area.
New rustic 4 bedroom, two bath home on the 1,350 square foot main floor. Full finished 1,350 sq ft basement provides additional bedrooms and another full bathroom. Some Current Subdivision Projects Under Way
Hillcrest Residential Subdivision
Along Continental Drive just east of Butte we developed a 10 lot subdivision for Nistler Homes and Leipheimer Investments. The 2.3 acre parcel that was subdivided had been a long time vacant parcel that was part of the existing Hillcrest Addition.
The project began with our submittal of a pre application plan to the City Planners on January 2, 2007.
Prior to the filing of the final plat the developers installed new curb and gutter, water, sewer, power, gas, and paved streets. Upon completion of these improvements we filed our final plat in December of 2007.

In February of 2008 Matt Nistler began the first of ten homes. These homes were all built and sold by the above mentioned developer. In July of 2008 we began the basement of the last home to be constructed. Our original 2.3 acre parcel is shown on the upper left and the completed project is displayed on the lower left.
The intention of the developers was to provide Butte home buyers with new mid priced housing. The two style homes that were constructed were either 1300 sq ft or 1600 sq ft and they all offered a full unfinished basement. Ease home had 3 bedrooms and two baths on the main floor. Prices ranged from $179,000 to $205,000.

Wraith Hill Residential Subdivision
T his site is currently being developed for 11 residential lots near Silver Lake and Georgetown Lake west of Anaconda, MT. These lots will range in size from 2 acres to 3 acres. The site was originally a ski hill known as Wraith Hill. Each lot will be serviced by individual septic systems and wells. This subdivision includes a park with some historic structures from the old ski hill. These lots are only minutes away from the popular recreation areas of Georgetown Lake and Discovery Basin Ski Area.

Vigilante Estates Subdivision
A 46 lot rural residential subdivision approximately 2 miles from the community of Butte. Individual drilled wells and on-site septic systems service the lots. Lot sizes range from 3 acres to 11 acres, more or less.
 In February of 2005 we 15 parcels of the first phase of the Vigilante Subdivision. These were the first buiding sites available in this planned development. 13 of these parcels sold within the first 6 months. Prices started in the neighborhood of $5,000 to $7,000 per acre. Current prices are running between $12500 to $13,000. Another 31 parcels of the Vigilante Subdivision have currently been approved by the Department of Environmental Quality. Parcels offer spectacular views with a nice ranchette feel. Maps and pricing on this planned development are available by contacting our office. As of Febuary 10, 2010 there are 29 lots remaining of the original 49 parcels.

RML Commercial Development
This development consists of ten light industrial commercial lots just west of the Wal-Mart store in the south Butte area. New streets to accommodate commercial trucking were designed with necessary drainage systems, sewer and water extensions, and curb and gutters. Currently the site consists of two commercial buildings. The Bugs and Bullets building, which is a retail sporting goods store, was the first building constructed. Also, a commercial condominium complex was completed in December of 2007. This building offers local businesses on option to rent or purchase commercial condo space for their operations.
